Paragon IP directly assists landlords in either expanding, diversifying or disposing of their portfolios. We specialise in sourcing excellent investment opportunities on properties throughout the UK and overseas. Due diligence procedures are carried out on each deal we review and only those selected are then presented to investors.

Growing your portfolio
It’s important for us to ascertain a good idea of what you’re looking to achieve from investing in property. The obvious goal from any investment is to yield the maximum returns possible. However, the more we understand about your strategy and goals, the more ‘targeted’ deals we can source and present you with.
For example, you may want a deal that offers positive cash flow with high capital growth potential. Alternatively, a large discount with an option of assigning the contract may suit. But then again, you may be looking to purchase a property in a specific location and issues such as specification, local amenities or proximity to a University campus may be of more importance to you.

What and where to buy?
Using our experience and industry contacts, we’re able to negotiate many types of incentives, direct with sellers. As an example, a genuine discount on the current market value gives you immediate equity in any purchase you make.
Some clients prefer to invest in an area or country where they feel most comfortable, and it’s up to you to decide on your attitude to risk. However, it’s worth noting that many overseas deals we’ve dealt with are either by UK developers, handled by UK solicitors or have the option of a long term rental guarantee, for extra security and peace of mind – some even offer all three.
Due diligence procedures are carried out on every opportunity we review and this is critical. We aim to provide you with as much information as we can, although we always advise that you also conduct your own due diligence. In our opinion, the deal that best fits your strategy offers you a better investment and is therefore more important than its location.

Sales Progression
If purchasing a new-build property, reservation procedures vary between developments and it’s also important that you adhere to the timescales that developers set. Failure to do this can potentially result in developers withdrawing incentives. Exact procedures on each deal are always clarified by our sales consultants and we will assist in making the reservation and purchasing process as straightforward as possible for you. We work in partnership with you and will liaise with your chosen solicitor and financial adviser to ensure deadlines are met. When you decide to proceed on a particular deal, the quicker the process is completed, the better it is for all concerned.

The Smart Deposit Solution is a zero deposit option for tenants but it also provides the landlord with cover for the last months rent should this be unpaid. Our tenant referencing service offers landlords reassurance that they are choosing the right tenants for their properties. We carry out extensive checks and provide you with a comprehensive report which details all our findings.
We offer a variety of different options and ways to reference your prospective tenants. You can choose to have your report delivered to you instantly, within 1 hour, 24 hours or 48 hours (subject to referee availability) and you can also decide whether you want a “instant” report which is simply a credit check or a “full” tenant reference which is much more in depth and comprehensive.
FCC Paragon has a sophisticated online system which allows you to submit applications, track progress, download reports, access invoices and manage your account. All you need to do is register as an agent to access our exclusive system.
